I was recently asked to speak at the ULI Carolinas Meeting in a session called From Hype to Habit: Making Technology Stick. The session description captured something I hear constantly from builders and developers: everyone loves the excitement of new technology until it is time to actually use it.
That resonates with me because I have been on both sides of it. I built an AI company. I also spent years watching smart people in this industry hold off on technology that would have helped them. Not because they were resistant to change, but because the starting point was never clear.
So I want to make the starting point clear.
The tools I am going to share with you today do not require a technical background. They do not require a long implementation or a dedicated IT team. Most of them are free to try. All of them can deliver real value within a week of first use. I use all of them, every day.
The goal here is not to give you a comprehensive survey of AI. It is to give you four tools you can open this afternoon and get immediate value from. That is it.
I want to be upfront about something: one of the four tools on this list is Prophetic, the company I founded. I included it not out of obligation but because land acquisition is still being done manually by most teams, and that gap is where Prophetic delivers the most immediate, measurable value. You can weigh that however you like. The other three tools I have no stake in whatsoever. I use them daily and they've genuinely transformed how I work.
Why Most AI Adoption Fails
Before I get to the list, I want to name the thing that kills adoption before it starts.
Most people approach AI the same way they would approach buying a new enterprise software system. They want to evaluate the full landscape, understand all the options, build a business case, get committee buy-in, and then begin. By the time that process is done, they are six months in and have not moved the needle on changing their workflows.
Here is a better approach. Sit down and write the top three most pressing goals or challenges in your business right now. Then ask yourself: what would it mean for your business if one of those challenges took half the time or produced a better result? Start there. That question is answerable without knowing anything about AI. Pick one thing, find a tool, and commit to using it for one real task this week. Not a test. A real task. That is how value gets proven and adoption actually takes hold.
The other thing that kills adoption is expecting too much too fast. These tools will not run your business. They will not replace your judgment, your relationships, or your local knowledge. What they will do is handle the time-consuming, repetitive, research-heavy work that is currently draining your team's capacity, and free you up to do the work that actually requires you. In some cases, they will surface opportunities you would never have found at all and compress the time between question and decision from days to minutes.
Four Tools Worth Starting With Today
1. Claude - claude.ai
Best for: Research, writing, content generation, and complex analysis.
This is the tool I reach for when I need to think something through, produce a deliverable for a client or investor, prepare for a team meeting, summarize a collection of call transcripts, and much more.
Use it to draft a proposal you have been putting off. Use it to review a lengthy agreement and pull out the terms that actually matter. Use it to synthesize research across multiple sources into a clear summary. Use it to write an email that has been sitting in your drafts for three days because you are not quite sure how to say what you need to say.
What sets Claude apart from other AI writing tools is how it handles nuance and depth. It does not just produce text, it thinks through problems. The output sounds like a person wrote it because the reasoning behind it reflects how a person would actually approach the task.
Claude, by Anthropic, is a Large Language Model (LLM) and in my opinion, is the most effective LLM on the market today when it comes to delivering business value. It’s generated artifacts (.pdfs, .ppnt, .html, etc) are especially strong compared to others. I recommend using their latest Opus model (you can simply click which one you prefer) for the most impressive outputs, but it will also cost the most. Stick with the Sonnet model for easier tasks.
Real estate is a relationship business built on communication. Proposals, reports, analyses, correspondence. If your team spends significant time producing written work, this tool will change the output and the speed.
2. Wispr Flow - wispr.ai
Best for: Anyone who thinks faster than they type.
Wispr is talk-to-text that actually works. Not just dictation. AI-polished output that sounds the way you would want to have written it. You speak naturally, even messily, and it produces clean, well-structured text in your voice.
Use it for emails on the go. Use it for Slack messages when typing feels like friction. Use it for meeting notes while you are still in the parking lot. If you have ever had a clear thought in your head that came out wrong or got lost by the time you sat down to write it, this tool solves that problem.
It requires almost no learning curve. You download it, you talk, it produces text. It’s reasonably price, but where the real value lies - Unlocking the value of engaging with large language models like Claude mentioned above.
It's really tedious to type out a long, drawn-out, thorough question or set of input parameters in order to give Claude a robust understanding of the situation or problem you're trying to analyze. Wispr solves this for you, since you can simply hold a button on your keyboard and brain dump everything about anything into Claude, which then allows Claude to collect a complete contextual scenario and deliver an exceptional result.
3. Fireflies - fireflies.ai
Best for: Never losing what was said in a meeting.
Real estate deals are made in conversations. Phone calls, site visits, partner meetings, internal reviews. The intelligence that moves deals forward lives in those conversations and for most teams, it disappears the moment the meeting ends.
These tools record, transcribe, and summarize your meetings automatically. But the real value is not the transcript. It is being able to search back through months of conversations and find exactly what was said, when, and by whom. It is the ability to ask the tool what a specific contact said about a specific parcel six weeks ago and get the answer in ten seconds. Plus, when you download the PDF transcripts, you can input them into Claude, and the transcripts can be easily analyzed and are in-turn stored in its memory. You can ask Claude about a call you had 20 weeks ago if you uploaded that call transcript into Claude originally.
This changes how organizational knowledge is captured and used.
4. Prophetic - propheticsoftware.ai
Best for: Land acquisition professionals, brokerages, developers, etc. who need to find, evaluate, and win land faster.
I built Prophetic, so you would expect me to include it. But the reason it is first on this list is because it represents exactly what I think AI in real estate should be: purpose-built, immediately useful, and grounded in the actual work your team does.
Before Prophetic, finding land for a project meant translating your development vision into zoning language before you could even begin searching. You had to know the zone codes for every jurisdiction in your target market. You had to cross-reference permitted use tables, manually filter parcels, and navigate county GIS systems before a single viable site surfaced. For complex development types like hotels, senior living, data centers, and industrial, that process could take weeks.
Prophetic eliminates that translation step entirely. You tell the platform what you want to build. It reads and interprets the actual municipal zoning code across every jurisdiction in your search area and returns every viable parcel, ranked by fit, in seconds. Every result cites the specific code section behind it so you can act on it with confidence.
One of our customers went from evaluating 100 to 200 parcels per year to more than 3,000 in their first twelve months. Another found a property they had been missing in their own market for a decade, closed the deal, and covered 20x the annual cost of the platform from a single transaction. This isn’t an exceptional use case - it’s the norm for our clients. It’s the new world in terms of the value that AI is delivering for real estate development professionals.
If your team is hunting for land or needs an edge in your market(s) and you are not using Prophetic, you are spending days on work that should take minutes and missing out on big opportunities to grow your business. Whether inbound leads or outbound hunting, Prophetic’s AI is wildly powerful when it comes to helping our clients win deals, not just gain efficiency.
One More Thing
I want to address the hesitation I know a lot of people in this room feel about AI right now.
Technology is changing fast. It feels like if you wait six months, it will be better and cheaper and easier to adopt. That instinct makes sense. And it would be fair if these were unproven tools. But the platforms on this list are not experiments. They are in active use by teams running real businesses today.
But if your goal is to maximize revenue and competitive advantage, waiting is not free. The developers and builders who are using these tools today are evaluating more land, making faster decisions, and building institutional knowledge that compounds over time. That gap does not shrink while you wait. It widens.
You do not need a roadmap. You need to start. Pick one thing from this list, open it today, and use it for a week. That is how hype becomes a habit.
If you want to see what Prophetic looks like on your actual markets and development targets, bring us a real site. We will show you what the platform returns in real time. Schedule a demo.
